Fully Managed Service
A service designed for landlords who want a hands-off approach and do not wish to be involved with their tenant. For a reasonable monthly fee we will collect rent, arrange periodic inspections, field calls from the tenants (24 hours a day), deal with maintenance (if required), carry out inspections, issue notices to vary or end the tenancy and generally oversee the entire process INCLUDING MOST LEGAL PROCESSES WHERE NECESSARY*. We consider our managed service to be the best you can get as we treat every property as though it were our own.
For experienced landlords looking to maximise market exposure for their property. We are able to advise and value prior to marketing the property widely, both locally and online via all major web portals to ensure the best chance of the best tenants and the strongest return on investment. We will fully reference any prospective tenants and make sure an inventory of the property is compiled (if required) and utility companies are notified of the change of occupier. All of your legal duties as a landlord will be advised and we will assist you in fulfilling them.
Let Only PLUS!
This includes everything to get the tenancy professionally set up PLUS a small amount of involvement going forward in terms of issuing any Notices To Quit under Sections 21 & 8 of the 1988 Housing Act throughout the tenancy relevant to the tenant(s) provided by us. In addition the landlord will have access throughout this tenancy to one of our advisors to help with any queries, disputes etc. This is a really useful and inexpensive addition to the Let Only service for novice landlords. The comfort of having us at the end of the phone to advise you throughout the process is not to be underestimated!

Particularly useful for the novice or remote investor we are able to act as Agent for anyone, investor or otherwise, looking to purchase a property. We can source, view and negotiate on your behalf to ensure that the property purchase is both objective and makes financial sense.
Landlords paying for our FULLY MANAGED SERVICE will benefit from the use of our trusted local maintenance contractors as part of this service. This is a great benefit for landlords, particularly those living out of the area in which the property is located. We ensure that these contractors are of a good standard and that their charges are reasonable as part of our service to you.
We are an oversees landlord expert, well versed in the Non-Resident Landlord Scheme and a registered member agent. Our Fully Managed service means that you need not worry about your property while you are away.
Problem Tenant Service
If you are currently experiencing problems with a tenant and need advice on how best to move forward, we are well placed to guide you and help you to bring the matter to a conclusion sooner rather than later. We can help with issuing any notices required and can sometimes take over to deal with any issues so that you can remove yourself from the situation until it is resolved. Many companies will seek to charge you much more for the same service we are able to provide so speak to us first!
